Buying Property in Spain

When you have found the property, you will require a reservation deposit of between €3000 & €4500. A further 25% stage payment will be required within 15 to 30 days to formalize the contract and a further stage payment of 25% shall be made within 60 days. The balance of the money will not be payable until completion.

Before a title deed can be registered into your name, or a deed issued for a newly constructed building, transfer tax has to be paid by the buyer Value Added Tax (IVA) at 8%, This tax is calculated on the declared purchase price on the title deeds.

As part of the purchasing process we will introduce you to a suitable Abagodo (Solicitor), who will provide the legal guarantees for the purchase of your property ensuring that the property is bought free of encumbrances, hidden charges etc.

The Escritura (Title Deed) will be made in your name, please advise if you wish to include any other person as joint owner.

Your lawyer will arrange to make the necessary legal searches & will contact you directly. When you are advised that the property is ready they will contact the builder and arrange an appointment for you to sign the Title deeds before a public notary. They will also obtain the exact amount of the final payment required to complete the purchase.

It is important to note that you will not be able to move into your property until the final payment has been made.
